Topic: Mixed Use Development – Project Overview of the Plaza Saltillo Area.

 

Abstract:

Nicola will be providing an overview of recent projects including the recently approved 11 acre tract for the Plaza Saltillo mixed use development between 4th and 5th Street in East Austin. The Plaza Saltillo Area served as Austin’s train depot for 100 years until it was abandoned in the 1980s. Capital Metro purchased the property in 1995 with plans to incorporate it into future light rail service. The Capital Metro Board selected Endeavor Real Estate and Columbus Realty to redevelop the 10 acre space. The project will have approximately 800 residential units including senior housing, over 100,000-square-feet of retail, and over 100,000-square-feet of office along the I-35 frontage road. There will be a 1.7-acre park and 1.8 acres of private open space.

 

Speaker Bio:

Nicola Gheno, P.E., PTOE is a Project Manager with Stantec specializing in traffic engineering for both the private and public sector. She is a past board member of Womens Transportation Seminar and Young Professionals in Transportation. She handles the traffic impact analysis as part of the site development permitting process and has performed over 100+ traffic impact analysis within the state of Texas. She has extensive experience performing roadway segment capacity analysis, multimodal capacity analysis, signal warrant analyses, shared parking studies, roundabout analysis, signal timing optimization, sight distance analysis, and weaving studies.  Her role includes handling the writing and submission of technical reports and analyses for clients in connection with land development and design-related projects. She also provides support for the public hearing process as part of the planning and zoning commissions, and City Council hearings.
